Mabna Business Complex

Location: Tehran, Iran

Located at the foot of the beautiful Alborz mountain, this project involved a complex consisting of a world-class shopping centre, a fourteen-storey office building, a convention centre designed to host national and international conferences, and a 1,000 room deluxe mid-rise hotel. As a  self-sufficient complex, each building functions as a component of the entire complex, while  occupants of one component can easily access the facilities of another component, and pedestrian movement is fluid and pleasant within.

The complex is located in mid-Tehran, between downtown and Shemiran on a high hill overlooking the city. Given the exceptional environment, the complex was designed to optimize the views of  the capital city, the renowned Alborz mountain to the north, and the snow-capped Tochal mountain to the northeast. Each element of the complex takes advantage of these remarkable views, existing roads and slopes, and orientation with respect to the sun and wind, while the entire development sits atop the natural topographic element of two platforms. Every element embodies the traditional philosophies of Iranian architecture while also encompassing the spirit and dynamism of modern architecture.

Occupying 111,000 square meters of prestigious and valuable land that remains somewhat undeveloped, the site has a frontage of approximately 255 meters along the primary east/west highway to a depth of approximately 640 meters, and can be accessed additionally through a road that runs perpendicular to the complex.

The Mabna Business Complex consists of the following:

• Hotel with 1,000 guestrooms and consisting of 65,000 square meters of floor area
• Convention Centre consisting of 17,410 sq.m., providing for a 3,600 sq.m. exhibition hall, a 2,100 sq.m. multi-purpose room (can be used for sporting events like basketball, tennis), 3,200 sq.m. ballroom, smaller meeting rooms, restaurant)
• Office Building consisting of 37,100 sq.m. in total, with 33,600 sq.m. dedicated to office use on 12 floors, and 2,970 sq.m. of retail space on the two lower floors.
• Shopping Centre consisting of 12,400 sq.m.
• Small Mosque
• Parking facilities for 2,350 cars at grade, underground, and above grade
• Recreational facilities, fountains, green areas, and gardens in a pedestrian-friendly environment.
